The Wicker Park Full Refresh was, on paper, a straightforward scope of work: repaint the entire apartment, replace the kitchen backsplash, install new bathroom vanity lights, and repair a series of drywall damages accumulated over five years of rental tenancy. In practice, every one of those tasks revealed something else that needed attention, as is invariably the case in pre-war Chicago apartments. The drywall work exposed water damage behind the bathroom wall, which in turn required the replacement of a section of cement board and the re-waterproofing of the wet zone before any decorative work could proceed. We identified the issue, presented options clearly, and resolved it without disrupting the overall project timeline. The painting scope grew to include the stripping of seven layers of paint from the original woodwork — a process that revealed beautiful quarter-sawn oak millwork that had been obscured for decades. The decision to restore rather than paint over that woodwork added two weeks to the project but produced results so dramatic that the client described it as the single best decision of the entire renovation. The apartment, once a tired and institutional rental, now reads as a considered and characterful home. The client has since referred us to three of their neighbors in the same building.
